STRUCTURAL AND CIVIL ENGINEERING
MSD is an engineering firm that handles structural and civil engineering challenges from the preliminary value engineering phase of a project, through design, permitting and construction support. We believe good business is about delivering a well-developed engineering design package that fulfills the rigorous engineering requirements of the various building codes in an understandable and cost-effective manner. Current projects include a wide range of engineering design services.
Structural engineering projects include the analysis and plans preparation for wood framed and low-rise structures ranging from localized foundation failure analysis to structural design for sprawling vineyard estates, residential ADUs, beachfront custom homes, and commercial developments. Our projects are primarily in the San Luis Obispo County area.
Civil engineering projects include the preparation of site plans and on-site wastewater treatment and disposal systems (septic systems). Additionally, our septic system engineering expertise includes typical septic system evaluation and replacement design, as well as challenging hillside solutions, advanced wastewater treatment systems, and deep well seepage pits.

RESIDENTIAL + COMMERCIAL ENGINEERING SERVICES
STRUCTURAL
Structural engineering on custom homes, commercial projects, metal building foundations, and retaining walls. Proficient in the design of light framed wood and steel stud structures, foundation design for pre-engineered metal buildings, retaining walls, private access driveway bridge design and engineering, as well as foundation and abutment design for pre-engineered bridge systems. Work through unique engineering design needs for beach front homes, hillside lots and mountain properties with severe snow and seismic loads.
VALUE ENGINEERING
We work with the project clients, architectural design team, and project contractors to offer design feedback to improve a project's structural efficiency and help keep a project's construction expenses within expected budget constraints. We help to create cost effective unique structural solutions for challenging architectural designs.
CIVIL ENGINEERING
We implement septic design for repair, replacement, expansions and new construction projects. We specialize in conventional septic systems, pumps, advanced treatment systems and alternative dispersal systems. We design systems capable for both residential and commercial projects. We coordinate onsite evaluations, percolation rates, prepare plans and coordinate project permitting. Our civil and septic engineering design projects are focused primarily in San Luis Obispo County, with projects extending into Santa Barbara and Monterey Counties. We Design with an understanding of each jurisdiction's unique design requirements, coordinate special designs with installation contractors, and focus on system designs that fit on a property with a sensitivity to the feasibility of installation and the logistics required to install these systems on a property.
INSPECTION AND CERTIFICATION
HUD compliant permanent foundation certification for manufactured homes. We also provide inspections and certifications for compliance with HUD guidelines for permanent foundation systems needed for lending.
FAILURE INVESTIGATIONS AND REMEDIATION
Failure evaluations to help clarify the severity of the problem. We provide assistance in coordinating remediation design and permitting.
FEASIBILITY EVALUATIONS
Structural, civil, septic design feasibility studies to help consider whether projects are feasible on residential lots based on space and setback limitations, and challenges associated with meeting current building department planning constraints.
